Apartment design for Airbnb

The design and implementation of two apartments for short-term rent was a great challenge, which we solved by dividing one apartment into two functional and elegant spaces.

The first apartment 1+1 of 25 m² is ideal for two people, offers a pleasant atmosphere and a clever arrangement of space. The second apartment 2 + kk of 45 m² is designed for a family, and in addition to more space also offers more comfort and storage options.

Both apartments have been tuned to a classic style that matches the architecture of the villa where they are located. We placed great emphasis on light colours and elegant details, which make the apartments very attractive spaces not only to look at, but also in photographs.

Each apartment is fully furnished and thought out to the last detail, including quality furniture, decorations and practical items such as crockery and linen. We have also provided a list of consumables for the owners, such as soap and toilet paper, to ensure the comfort of guests.

Thanks to careful design and implementation, the apartments are a great success. They have quickly become popular on the Airbnb platform and guests often praise them in their reviews which you can read here and here. The owner has seen significant rental interest and the apartments have earned a reputation for being comfortable, stylish and well-equipped places to stay for short stays.

The main living area is a combination of living area, kitchenette and dining area. The minimalist kitchen provides plenty of storage space and functional cooking areas. The bar counter serves as a separating element between the kitchen and living area, and also as a dining table. A sofa in soft tones is complemented by decorative cushions and blends in with the surrounding décor, while lighting elements add a cosy atmosphere to the space.

Work area
The work area is elegantly integrated by the window, ensuring plenty of natural light for work. A simple table design and ergonomic chairs ensure comfort and functionality, while the decorations give the space a distinctive character. This part of the apartment is a practical solution for those who need to combine relaxation and work duties.

Turning an older property into a modern investment apartment

The complete reconstruction of a 2+kk investment apartment in Prague was aimed at creating a modern, durable and timeless interior for long-term rental.
The original layout no longer met the current requirements of the tenants, so we demolished partitions, modified the wiring and designed a new layout: living room with kitchen, bedroom, bathroom and utility room with washing machine and boiler.
Thanks to this, the comfort, practicality and value of the property for rental increased.

Investment apartment design with emphasis on functionality and aesthetics

The project was conceived from the outset as an investment renovation – with an emphasis on longevity, ease of maintenance and a versatile look.
We used bright neutral colours, durable materials and modern LED lighting. We designed the kitchen as the dominant feature of the interior – with a combination of white cabinets and woodgrain.
The result is a modern interior that feels cosy, clean and appeals to a wide range of tenants.

Efficient layout and technical solutions

The renovation included a utility room with washing machine and boiler, shower room with window and full new lighting.
The whole apartment is designed to be practical, economical and easy to maintain – ideal for an investment apartment for rent.

This project is a proposal for the reconstruction of an investment apartment 1+kk intended for long-term rental. The apartment is located in a quiet part of Prague and the original layout and equipment no longer met the current requirements of the tenants. The aim of the design was to create a modern and functional space that would look timeless, easy to maintain and attractive to potential tenants.

Apartment design for long-term rental

The design concept is based on a minimalist concept and an emphasis on the practical use of space. The kitchen combines light and grey surfaces with black details, giving the interior a modern and versatile look. Durable and long-lasting materials have been designed – laminate with a matt finish, worktops with a stoneware texture and vinyl flooring in a natural oak decor, which visually enlarges the space and softens contrasts.

Kitchen and storage design

The design also includes a built-in wardrobe in the hallway, a small utility room with washing machine and a compact bathroom with bath, mirror and storage cabinets. The colour scheme remains neutral to give the apartment a fresh feel and allow for easy personalisation with small accessories. The kitchen is designed to meet all the tenants’ needs while maintaining a simple, timeless look suitable for any style of furnishing.

Apartment design for a young lady - 40 m2

The main wish of the creative owner of this apartment was to maintain a charming style, to make the most of the space while maintaining the airiness and functionality of the interior. Therefore, we offered a bright kitchen that has plenty of storage space, blends in with the walls and decorates the room with a charming natural stone texture and elegant fittings. The work area, located in the same space, repeats the pattern of the marble. This nook is designed to take up as little space as possible and to look like it is built into the wall. If necessary, the work surface can be enlarged by 2 times thanks to a pull-out mechanism.

In the hallway, we designed an elegant partition that visually divides the room and serves as a storage and storage space.

In the bedroom, enough space has been kept for yoga practice. An upholstered bed, covered in a washable fabric, was chosen as a feature to allow for both comfortable sleeping and sitting while reading. The owner of the apartment had lots of nice ideas, she likes playing with light, natural materials, flowers and colours of natural shades. We are proud to say that with this design we were able to satisfy each of her wishes.

Our client, a young programmer, had a clear idea of his ideal apartment. The main requirements were two work areas and plenty of storage space. Based on these wishes, we created a design that not only meets practical needs, but also aesthetically fits in with the young professional’s modern lifestyle.

Client changes and modifications

Due to the requirement for ample storage space, we paid special attention to optimising the available space. By moving walls and doors (as part of the client changes), we achieved several significant changes:

KITCHEN: Increasing the kitchen space allowed us to install a larger kitchen with built-in appliances and plenty of cabinets.
Bedroom: we have created additional storage space in the bedroom (additional built-in wardrobe).
The anteroom: Enlarging the hallway allowed us to install a wardrobe that provides plenty of space for shoes and other accessories.

Layout of working corners

One of the key aspects of the design was the efficient layout of the two work areas. We placed them in different parts of the apartment to provide enough space and privacy for intensive work. One work corner is in the living room, which serves as the main work space with plenty of daylight. The other is located in the bedroom, allowing flexibility to work in a quieter environment.

Decorative lighting

Another important requirement of the client was decorative lighting with the ability to change the colour of the light. We offered two options:

Option A: LED strips with remote control. This system allows you to change the colours and intensity of the light, which is ideal for creating different atmospheres in the apartment.
Option B: Smart lighting compatible with smart home assistants. This system offers advanced options, including voice control and setting automatic lighting scenarios based on time of day or mood.

The interior design project for a young gentleman’s apartment was successfully created thanks to careful planning and adaptation to the client’s specific requirements. The result is a modern, functional and stylish apartment that perfectly suits the needs of our client’s dynamic lifestyle. The owners of this apartment are a retired couple who wanted a modern and bright apartment, well lit and practically furnished.
Their clear vision allowed us to create a space that meets their specific requirements while reflecting their modern world view.

Bright and modern apartment

When designing the interior, we placed emphasis on lightness and modern design.
We used light colours on the walls and floors to give the space an airy and open feel.
Large windows provide plenty of natural light, while modern lighting gives the apartment the necessary clarity even at night.

Large kitchenette

The clients were very interested in the spacious and well-equipped kitchen.
That’s why we designed a large U-shaped kitchen that offers plenty of work surface and storage space.
The kitchen is equipped with modern appliances, including a built-in oven, induction hob and dishwasher.
The use of light and glossy materials gives the kitchen a sleek look.

Large library and second TV in the study/guest room

As the owners are avid readers, a large library was one of the main requirements.
We designed a bookcase that covers an entire wall in the study, providing ample space for their extensive book collection.
The study is also the guest room, so we ensured that this space was multi-functional.
A second TV in the study allows guests and owners to watch their favourite programmes in comfort.

Lots of storage space

The storage spaces were integrated into the entire apartment to make them as practical as possible while being aesthetically unobtrusive.
Built-in wardrobes and shelves provide ample space for storing all the necessary items without disturbing the overall appearance of the apartment.

The bedroom has been designed to be cosy and quiet.
The nature pattern wallpaper adds a relaxing atmosphere to the bedroom and connects the interior with the outdoors.
Keeping the fan was an important wish of the owners, so we incorporated it stylishly into the overall design of the bedroom.

The dominant feature is the bespoke wardrobe, which offers plenty of storage space and is designed to fit perfectly into the layout of the room. The wardrobe is equipped with clever solutions such as pull-out hangers and drawers to ensure maximum storage efficiency. The natural-style bedroom combines wood and neutral colours, contributing to a feeling of well-being and relaxation.

Children’s room

The interior design of the children’s room for two children is based on natural and green colors that create a calm and fresh atmosphere. The room is designed to “grow” with the children – the cot will be replaced by a second desk in the future, and the toy shelf will gradually be replaced by a cupboard with glass shelves where children’s creations such as Legos or ceramics can be displayed, as well as school supplies. The room also includes a sports corner, which is suitable for both small and larger children and allows for the hanging of a swing or rope ladder. The bunk bed is made from high quality materials and designed for long term use. The residential architect has also kept the budget in mind, with the stylish and neutral base (wardrobe, bed) remaining constant, while the decorations and decals can be easily and inexpensively changed according to the age and interests of the children.

The design of the reconstruction of a 3 bedroom apartment in a prefabricated house focused on the modernization and optimization of the space by changing the layout.
The residential architect proposed a more open and airy layout that maximizes the use of light.

The dominant feature is the large sofa in the living room, which provides plenty of space for the whole family and creates a cozy atmosphere for moments together.
The TV wall was designed with a decorative squeegee that adds a modern texture to the space while creating an elegant accent.

Throughout the interior, white is the predominant colour combined with chrome accessories, promoting a clean and sophisticated look. Subtle shades of pink bring a touch of softness to the space and soften the overall design.

The floors in the apartment are made of matt marble, which gives a luxurious impression and is also practical to maintain.

Bathing area: the bathtub is set in a space with dark panelling, giving a modern and sophisticated look.
Storage: integrated shelves, closed cabinets and minimalist decoration ensure a clean and organised space.

Modern lighting plays an important role here, creating a pleasant atmosphere while providing plenty of light for cooking. Stylish luminaires are suspended above the work surface to illuminate the space, while backlighting on the shelves adds a touch of luxury and enhances the individual decorative elements. Interior design of a new-build house - 210 m2

This beautiful house for a young family was built according to an individual project, so as designers we had to solve not only aesthetics and functionality, but also many technical and layout issues.

The living room is connected to the dining room, kitchen and gallery in 2. floor, giving it a modern and glamorous look. At the request of the owners, the adult bathroom is designed in darker shades. In contrast, the bathroom designed for children and guests boasts brighter and cheerier colours.

The bedroom has several lighting schemes, allowing for an intimate atmosphere as well as ideal conditions for reading, make-up or relaxation.
We haven’t forgotten the option with a cot for the baby.

The room for the five-year-old girl is in her favourite combination of pink and grey.

The hallway, designed in a minimalist style, has plenty of storage space.

Garsonka designed with future rental in mind

We have created the apartment in Tuchoměřice as a functional and timeless housing with a long-term investment plan. The client wanted to occupy it for a short time and later offer it for long-term rent. We therefore conceived the entire interior design with an emphasis on durability, easy maintenance and a neutral style that would appeal to a wider group of tenants.

Efficient use of space and well thought-out layout

We have modified the layout of the studio apartment so that even in a small area we can create a full and airy living space. The space is structured in such a way that it looks open, but at the same time provides plenty of storage options. We achieved zoning by using light, materials and textures – the living area, kitchen and sleeping area look natural and harmonious.

Timeless interior for long-term rental

The kitchen was custom-made, with an emphasis on simple lines and easy-to-clean surfaces. We have chosen a neutral combination of light wood, white and beige that is pleasant and not tiring. The bed is part of a furniture set that allows variable use of space – for example, when moving from personal use to rental.

Practical bathroom solutions and details

The bathroom is designed in a combination of light tiles and warm tones that visually enlarge the space and give a clean look. The materials used are durable and easy to maintain, which is crucial in apartments for long-term rentals.

Investments with high returns

Thanks to careful design and implementation, the apartment is rented out with high returns and minimal maintenance costs. The project confirms that even a smaller studio apartment can be an attractive and stable investment if designed from the outset with future use in mind.

The main requirement of the owners of this new building was a functional and modern interior in light and neutral colours with few bright accents. Another condition was to leave the electrical outlets in place to avoid major structural modifications. In order to make the most of the space and meet all the needs of these clients, we designed several bespoke wardrobes. On the other hand, for the student room, which is likely to change in a few years and is not worth investing a lot in, we have chosen piece furniture. In the home office, which also serves as a room for occasional overnight guests, we put everything you need to work and relax, including a sofa bed and acoustic panels.

The owners of the house were going to get 2 cats, so we chose all the upholstery from cat claw resistant fabrics during the implementation.

Jak může pomoci promyšlený interiér kanceláře zredukovat stres u zaměstnanců?

Proto je důležité už v etapě navrhování interiéru promyslet pracovní prostor tak, aby byl maximálně komfortní pro lidi, kteří v něm pracují. V tomto článku probereme čtyři nejdůležitější faktory, které na nás působí: ergonomie, barvy a tvary, potenciálně obtěžující prvky a také faktory, které naopak přispívají k relaxaci a odpočinku.

Ergonomie

Ergonomie je především komfort při práci v kanceláři a s tím spojený pocit bezpečí. V praxi je to dostatek prostoru pro každého zaměstnance, nějakým způsobem označený osobní prostor, pohodlné stoly a židle, dostatek světa a čerstvého vzduchu, rozmístění zaměstnanců, které vychází z potřeb jejich každodenní komunikace. Pracovní křesla je nejlepší umístit tak, aby pracovník měl za zády nějakou zeď nebo příčku. Čím méně lidí má člověk v úhlu pohledu, tím snadněji se soustředí. Barvy a tvary

Syté barvy a množství různorodých prvků působí energicky a motivačně na nervový systém, proto v pracovním prostředí by měly být použity omezeně. Stejný efekt má velké množství pravých a ostrých úhlů, klikaté čáry, kosočtverce a složité formy. Kulaté a oválné formy naopak uvolňují. Optimální práceschopnost se dosahuje správnou kombinací oblých a rovných forem nebo organizací odpočinkové zóny, ve které oblé formy budou dominantní.

Pro efektivnější odpočinek bude nejlepším řešením vyčlenit samostatnou místnost, kde se využije ztlumené světlo, jemné materiály a tvary. V této místnosti je žádoucí vyhnout se sytým barvám a vizuálním kontrastům. Při nedostatku prostoru odpočinková zóna může být umístěna v kuchyňce, na chodbě nebo na schodišti, v každém případě by pro zaměstnance mělo být zařízené místo, které jim dovolí na několik minut změnit prostředí.

In the tumultuous phase at the beginning of a relationship, a couple just needs to be left alone to enjoy the closeness of each other. But as we grow older and the marriage lasts, the passion fades, worries mount and lovemaking takes a back seat. But sex is a great pleasure that nature has given us. Quality sex improves health, brings partners closer together, reduces stress, calms arguments and makes us stronger and happier people. Psychologists have developed a number of different methods to help people maintain the intensity of intimate life. This includes improving physical fitness, seduction techniques, special clothes and toys, creating rituals and spicy situations.

Today we will consider how the space we are in affects our appetite for sex. We will analyze the factors and elements of the interior that provoke and strengthen desire, and at the same time those that dampen it.

What does a room that is ideal for lovemaking look like?

Above all, it is a room that brings us a sense of intimacy and security, that helps us tune in to the experience of closeness.

1. Disposition

The bedroom is a private zone, ideally separate even if you and your partner live alone, preferably it should be a separate isolated room. Research has shown that people feel most attuned to sex in small, cozy rooms.

2. Shapes

Rounded shapes, resembling the lines of the human body, are popular today and are a good choice for safety reasons as they do not have sharp edges. The combination of rounded and rectangular shapes reminds us of the fusion of the masculine and feminine elements. Sloping lines and asymmetries are dynamic and stimulating to the psyche, which is why we use these elements in interiors for partners who complain of a lack of energy.

3. Temperature

The room should be warm enough, as making love implies exposure. Few will be willing to undress in a cold room. In addition, we perceive a decrease in air temperature as a signal to sleep, which dampens the erotic mood.

4. Lighting

Most couples prefer a haven that allows them to relax and enjoy their partner at the same time.

5. Security

If you have children or other relatives living with you, it’s important to minimise noise – make sure no one can hear you. First of all, it is a bed that should not creak. Then there is the furniture and decorations placed next to the bed – these must be stable or well fixed so as not to cause fear of injury should they accidentally break during love play.

6. Intimacy

If you want to create an atmosphere of security and privacy, you need to remove external irritants and make sure that no one disturbs you – close the door securely, turn off your mobile phone and make sure you have enough time.

7. Convenience

A bed with a high soft headboard will be a good choice. A springy mattress will add extra sensation, but a mattress with shape memory can cause you to start sinking into it, so it’s best to try it out before you buy. If you use sex aids, a lockable bedside table drawer can be a practical solution. When you get the urge to spice up your sex play with a toy or lube, it’s much better if you don’t have to run to the loft to get it and everything is close at hand. If you like to experiment, you might consider a wide, well-secured windowsill, a soft rug or a comfortable chair.

8. Room furnishings - what should not be in the bedroom

It is important to understand that the function of the bedroom is sexual gratification and sleep, to separate these functions from each other and at the same time exclude other uses of this room. Avoid putting a workspace or anything else in your bedroom that could remind you of work and potentially cause anxiety or worry. If you don’t have this option, try to visually separate or hide the workstation, for example, by hiding it behind a wardrobe door.

Children’s toys, as well as household items should also not be in the temple of love. In general, the fewer external stimuli there are around us, the easier it is to focus on sensual pleasures, so it’s better not to overload the bedroom with books, an open wardrobe or a displayed collection, at least if the collection doesn’t have erotic overtones. For the same reson, you shouldn’t put photos of other people in your bedroom – they shouldn’t be witnesses to your intimate life. On the other hand, your own photos, reminiscent of, for example, a romantic trip or the beginning of the relationship, can serve as excellent catalysts for your sex drive.

There are a number of universal and individual stimuli that can be implemented indoors that help to tune in to sex and intensify desire. In this article I will talk about universal stimuli, which have evolved through evolution and are very well researched, have a psychophysiological basis and affect most people, but to varying degrees. Therefore, you need to choose the ones that suit your couple.

9. Fire

It is one of the strongest stimuli. The fire gives us flickering illumination, semi-darkness and warmth, creating an atmosphere of safety and intimacy. Therefore, we can light candles or install a bio-fireplace in the bedroom, there is a large selection of them on the market today. An experienced designer will select a model that matches your style and the technical parameters of your room.

10. The colour red

It has a stimulating effect on the psyche, increases the sex drive. If this colour is in our field of vision, the partner appears more attractive. However, the downside of red is that it tires quickly, which is why it is not often seen in residential interiors. A good solution may be to use it in “special cases”. Usually, long-term partners don’t make love every day. On days when sex is the order of the day, try using red bedding or a plaid, placing a burgundy rug or hanging a painting in red tones on the wall. Some partners already have their own experience of the positive influence of the colour red. We can propose a permanent solution to such people. For example, they can have double curtains, where in normal use red can be hidden behind other neutral colours and used to create mood if desired. Another safe option can be a wall painted red at the head of the bed – it doesn’t get in the field of view when resting and doesn’t interfere with relaxation, and partners can enjoy the stimulating effect of colour during times of emotional pleasure.

11. Erotica

Paintings, posters, prints, statues or other decorative elements that show the beauty of the human body or a love connection capture attention and set the mood for sex just as photographs of food stimulate the appetite. The floor mirror also suits lovers who have decided to try this delicacy for the first time. In case you don’t like it or, on the contrary, if you want a permanent solution, you can return it to the store.

14. Bathroom or shower

It is in the shower that most teenagers begin to enjoy their emerging sexuality, which is why water treatments often evoke sexual associations. Taking a shower or bath together excites many adults. An enclosed bathroom can become an excellent alternative to a bedroom, especially when there are children in the house.

When designing a private bathroom with an exit from the bedroom, it is possible to install it behind a glass partition and enjoy the view of your partner directly from the bedroom. You can maintain the possibility of intimacy or add a little mystery by using curtains, blinds or choosing a frosted glass partition. In order to see if this solution suits them, we recommend that clients spend a night in a hotel with a similar layout before deciding to remodel in this spirit.

15. Individual factors

As for individual catalysts of sexual desires, these are stimuli that for some reason have a strong influence on some people because of personal taste and experience. It can be objects, smells, lighting, music that bring back romantic memories or evoke great sex in some way.

Externally, they are completely neutral, but for a certain person they have a sexual subtext, which makes it possible to use them to intensify passion. For example, for someone, the sexual atmosphere is one of luxury, a hotel, a forest, the seashore or memories of a passionate dance.

There are many such stimuli, but sometimes one is not aware of them. When we work on bedroom design, clients often express a desire to create a room not only for sleep, but also a place for emotional experiences. In such cases, we talk to them in detail and find the “fires” that can then ignite the flame of passion. If you don’t have such special associations, they can easily be created using certain methods. In the following article I will show with examples how to find or create such stimuli within yourself and embody them in the interior of your temple of love.

So, we have discussed the most common factors and details of interior design that motivate and provoke us to indulge in the joys of love. This material has been developed based on a lot of research and my design experience.
